Age is not the same as condition

On September 29, 2026, the Texas Department of Insurance clarified its rule prohibiting companies from declining or nonrenewing a home policy solely because of the age of the home or roof. Insurers may still consider physical condition and other underwriting factors.

Replacement cost versus actual cash value

Some policies pay roof losses using replacement cost while others subtract depreciation. TDI advises consumers to check renewal documents because roof settlement provisions can change as a roof ages or its condition changes.

Know the wind and hail deductible

A percentage deductible can represent a significant dollar amount because it is generally calculated from the insured value specified by the policy. Compare the dollar impact rather than comparing percentages alone.

Keep roof information accurate

Tell the insurer when a roof is replaced and keep invoices, permits or other documentation when available. Accurate age, material and condition information can matter during underwriting and after a claim.
